A targeted repair makes sense when damage is isolated to a small area and the surrounding shingles have significant remaining life. Full replacement is typically the better investment when: the roof is more than 20 years old, more than 25–30% of shingles are damaged or failing, there are multiple active leak points, the decking shows signs of rot or moisture damage, or repair costs approach 40% of replacement cost. Master Roofers will give you an honest recommendation either way — we won’t push for replacement when a repair will solve the problem.
